Colliers Arranges Sale of Splash Magic Campground in Pa.

NORTHUMBERLAND, Pa. – Guardian LLC, doing business as Rjourney, a family investment company that is building a portfolio of distinctive RV parks and campgrounds nationwide, has purchased Splash Magic Campground for an undisclosed price. The family-friendly campground, located on 46 acres in Northumberland, Pa., sits on the Susquehanna River in the Susquehanna River Valley, according to a release.

Splash Magic Campground has hundreds of full RV hook-up sites, as well as 39 cabins with heat and air conditioning, full kitchens and bathrooms. The property features two large swimming pools, two water slides, an in-ground hot tub, miniature golf course, bumper boats, and a playground.

Andrew Cantor, Matt Putnam and Dan Grovatt of the Colliers’ Leisure Property Advisors team, as well as Russ Williamson of Colliers’ Manufactured Housing & RV Group, facilitated the transaction. The seller was Ronald P. Brown.

“Splash Magic Campground has built a popular following as a family-friendly vacation destination over the last 20 years. The park is known for its on-site water park and family friendly activities, as well as its proximity to several state parks. That made it a great fit for the buyer, who is currently looking to acquire unique campground destinations around the country,” said Dan Grovatt, Managing Director, Leisure Property Advisors, Colliers.

Rjourney currently owns 21 campgrounds across the nation from Washington to Pennsylvania. Each campground is equipped with amenities and activities designed for solo travelers and families alike.

In addition to its on-site amenities, Splash Magic Campground offers a variety of organized family activities and special events throughout the year. The property also includes a campground store, snack shack, pavilions, laundry and bathroom facilities, and golf cart rentals.

“The leisure space has been a big winner during the COVID-19 pandemic, as boat and RV usage exploded. From an investment perspective, that’s resulted in marinas and campgrounds finding new favor in the eyes of investors. Splash Magic Campground was no different. It was a competitive sale process that resulted in six offers above listing price,” said Andrew Cantor, Managing Director, Leisure Property Advisors, Colliers.

Splash Magic is a key addition to the growing Rjourney platform due to its strong reputation as a family friendly campground. Moving forward, the buyer plans to capitalize on this strong reputation to continue to offer a family-friendly camping environment for year to comes.

Reviews for "Pricing with a Splash: Unlocking the Hidden Potential of Your Product"

1. Samantha - 2 stars
I was really excited to visit Splash Magic Prices, but I left feeling disappointed. The prices were extremely high compared to other water parks in the area, and the park itself was not well-maintained. The water was dirty, the slides had obvious wear and tear, and the overall cleanliness of the park left a lot to be desired. Additionally, the staff was not very friendly or helpful. I wouldn't recommend visiting Splash Magic Prices unless they make significant improvements.
2. John - 1 star
My experience at Splash Magic Prices was awful. The park was overcrowded and it felt like there were never enough staff members to handle the large crowds. The lines for the slides were ridiculously long, and there was no organization or system in place to manage the flow of people. The food options were limited and overpriced, and the quality of the food was subpar. Overall, I had a terrible time at Splash Magic Prices and would not plan on returning in the future.
3. Sarah - 2 stars
I had high expectations for Splash Magic Prices, but unfortunately, it fell short. The water park was smaller than I anticipated, and there weren't many attractions to keep me entertained. The slides were average at best, and the lazy river was overcrowded and not very relaxing. The prices for admission and food were exorbitant, and the value for what you get is simply not worth it. I would recommend looking for other water parks in the area that offer more attractions and better value for your money.
4. Mike - 1 star
Splash Magic Prices was a huge disappointment. The park was poorly maintained, and the water in the pools and slides looked dirty. The staff seemed disinterested and unfriendly, and the overall atmosphere of the park was lacking. The prices for admission were way too high for what you get, and the long lines and overcrowded pools made the experience unpleasant. I would not recommend wasting your money on Splash Magic Prices.
